Patrimonium: Healthcare real estate investment group increases capital

The investment group Healthcare Real Estate Switzerland of Patrimonium Investment Foundation is on a growth path. A capital increase of 20 million was carried out in March 2018, and a further capital call of up to 15 million was made in May.

According to Patrimonium, a further capital call is planned in August/September. The aim is to increase fixed assets to CHF 500 million in the medium term through acquisitions, construction projects and refurbishments of existing properties.

The investment assets of the Swiss healthcare real estate investment group launched in 2015 reached a volume of CHF 115 million at the end of 2017. The portfolio currently comprises two clinics, two medical centers and a nursing home, as well as a new construction project for retirement apartments, with total investment assets of around CHF 160 million. With the completion of the new construction project in Crissier and the overall renovation project in Wabern, the portfolio will grow to over 200 million, Patrimonium says.

Investments are made directly in healthcare real estate in the areas of real estate with medical use such as clinics, medical centers and rehabilitation centers and real estate without medical use such as senior residences and age-appropriate living.

At the end of 2017, the investment group of the Patrimonium Investment Foundation had 31 investors who received a distribution of CHF 27.00 per claim for the 2016/2017 financial year. The investment return is put at 7.2 percent.
