SF Sustainable Property Fund: Portfolio value increases

In the first half of 2018, the SF Sustainable Property Fund increased the value of its real estate portfolio by around nine percent to CHF 857.1 million.

According to Swiss Finance & Property Funds, the portfolio value has increased by 9.4 percent or CHF 73.8 million since the end of 2017. As a result, the portfolio now comprises 71 properties with a market value of 857.1 million. The
Vacancy rate as of the reporting date (excluding construction projects) was 5.3 percent.

Transactions and ongoing new leases and re-leases at market rates would have also allowed for a significant increase in target net rent from 12 million (as of June 30, 2017) to 17.6 million as of June 30, 2018. The actual
Rental income increased by 43 percent from 11.4 million to 16.3 million in the current fiscal year.

As a result of the capital increase in the spring of this year, the fund received gross new money of 197.9 million. Five properties were acquired for 63.6 million during the reporting period. Through acquisitions in Lucerne and Emmen, the fund is now also represented in Central Switzerland.

Realized income increased by 25 percent from 10.0 million to 12.5 million. Net fund assets at the end of the reporting period are reported to be 770.8 million, up 183.1 million from 2017.
The leverage ratio was temporarily reduced to 5.59 percent (June 30, 2017: 18.96%) after the capital increase March/April 2018. The distribution per unit increased from CHF 3.50 to CHF 3.80 per unit.

In the second half of 2018, the growth course of the SF Sustainable Property Fund is to be continued, the fund management announces. The remaining funds from the capital increase are to be used for further transactions. For a new construction project in Lausen, the aim is to obtain the building permit before the end of the year. Negotiations for another new-build project in the canton of Bern are reportedly close to completion. The third quarter of 2018 will also see the start of the overall renovation of the properties at Bahnhofstrasse 25/29 in Oberglatt and Bahnhofstrasse 21 in Rümlang. (ah)
