New acquisitions for Procimmo Swiss Commercial II

Procimmo Swiss Commercial Fund II has acquired portfolio properties in Nebikon and Kriens-Obernau as well as a plot of land with a building permit in Niederbuchsiten. According to the fund management, the purchase price of the portfolio properties was below the market value of around CHF 27 million in total.

The property at Bahnhofstrasse 33 in Nebikon comprises several halls built side by side with a rentable area of 22,460 sqm. The market value is around CHF 21 million. The site is located on the southern edge of the center of Nebikon about 500 m from the train station.

The second property acquired was a property in Kriens-Obernau with a leasable area of 3,534 sqm. The floor plan structure and access options allow for small-scale and flexible use. The property is located at Rengglochstrasse 38 in the western part of the municipality of Kriens, northwest of the Obernau district. The market value is around CHF 4.75 million.

In addition, a plot of land with an area of 5,340 sqm was purchased in Niederbuchsiten (SO) in the Neumatt municipal area, for which the building permit has already been obtained. The construction of a first Streetbox building in German-speaking Switzerland is planned on this plot. The "Streetbox" concept is aimed in particular at SMEs by developing and marketing modular warehouses at a favorable price.

The estimated real estate assets of Procimmo Swiss Commercial Fund II currently amount to approximately CHF 170 million. (ah)
