SPA Real Estate Switzerland invests in Berne

The Swiss Prime Investment Foundation (SPA) has acquired the Viktoria retirement center in Bern, which is rich in tradition, for the SPA Immobilien Schweiz investment group.

The transaction was closed at the beginning of November; from January 2021, the retirement center with its impressive Art Nouveau buildings will be part of the investment group's portfolio. SPA will become sole owner of the 14,000 sqm property. From January 2021, the operator of the retirement center will be the Tertianum Group, which has concluded a long-term lease agreement.

The SPA Immobilien Schweiz investment group has already acquired a service building in Ostermundigen and a residential property with commercial base use in Orbe for a total of around CHF 160 million.

SPA Living+ Europe before first investment

The recently launched SPA Living+ Europe investment group, which invests in European real estate with a focus on senior living and other residential uses, is about to make its first investment. SPA for according to own information for a portfolio with eight properties in the amount of 110 million euros during the due diligence phase exclusivity received.

These are retirement and nursing homes with two different operators in Berlin, Brandenburg, Saxony, Thuringia and Baden-Württemberg. Five properties are located in cities and three in urban catchment areas. The target net rental income yield is estimated at approx. 4.7%.
