Comadur site in Thun to be developed
The pension fund of the Swiss Bar Association (PKSAV) wants to convert the former Comadur site in Thun (BE) into a neighborhood. The winner of the architectural competition has now been determined.
In 2017, the Pension Fund of the Swiss Bar Association (PKSAV) purchased the properties of the watch supplier Comadur at Bernstrasse 11 following its relocation in order to create a neighborhood with residential and commercial uses.
The city of Thun announced that the project "Capybara" by the architectural firms Schwabe Suter Architekten and Studio Vulkan Landschaftsarchitektur will be implemented. The project is characterized by a careful handling of the watch factory, which is worth preserving, and at the same time allows for a sustainable, lively and urban development with good integration into the surrounding neighborhood, according to a statement.
With three new buildings and the former factory building, the developer intends to create a dense and diverse range of living and working space. Around 60 apartments are planned. The factory building at Bernstrasse 11 will house studios and offices, similar to the current temporary use. The side wing on Schweizerweg is to be demolished and replaced by a new building.
In the southwest of the site, the "Gartenhaus" is planned, a building with spacious gardens. The "Stadthaus" in the southeast will be the only building in the development to have six full stories and will offer commercial space in addition to apartments. In general, the first floors are planned for uses that serve the entire neighborhood, such as community rooms or studios.
In order to be able to reuse the Comadur site as planned, a zone plan amendment is required. The corresponding zone plan amendment "ZPP Bernstrasse 11" will be available until January 22, 2021. The city council intends to decide on it in the first half of 2021. If everything goes as planned, the planning will be legally binding in winter 2021. Construction could begin in 2022. (ah)
