Zurich: Google becomes tenant in SPS property

Swiss Prime Site has won Google as the new sole tenant for its property on Müllerstrasse in Zurich. Before the Internet group moves in, the property will be extensively refurbished.

Google is leasing the office building at Müllerstrasse 16/20 from 2023. According to Swiss Prime Site, the lease with the previous tenant Swisscom expires in summer 2021 and will not be renewed. The property was built in 1980 and has a leasable area of around 15,000 sqm. It is within walking distance of Zurich's main train station as well as near the Stauffacher and is therefore ideally connected to public transport. According to Google, the central location of the property and its proximity to other sites in the city were the most important arguments for the lease.

Until the new tenant moves in, Swiss Prime Site intends to extensively refurbish the property: The property is to be completely deconstructed except for the supporting structure. It is also planned to renew the façade and the roof as well as the entire building services. The property is to become a "lighthouse project in terms of sustainable and modern construction," announces SPS. After completion of the renovation by the end of 2023, the property is to be SNBS-certified. The intention is to transform the property in the spirit of integral sustainability and circular economy: All dismantled materials are to be catalogued and reused as far as possible.

Swiss Prime Site Immobilien acquired the office building in 2018 as part of a swap deal from a real estate fund of Credit Suisse Asset Management. In return for the share in the Sihlcity urban entertainment center, the property was transferred to the portfolio of the real estate company in a package with two other properties. (ah)
