Nyon: Solvalor 61 completes Clos Falconnier development

The Solvalor 61 real estate fund has handed over the 127 apartments of the Clos Falconnier project in Nyon (VD). The development also includes 1,600 sqm of commercial space

According to the fund management company Realstone, the Clos Falconnier project was handed over in two stages in January and June. The buildings are expected to generate additional rental income of CHF 4.2 million.

The development consists of two properties at Chemin Falconnier 33-39 and Allée de la Petite Prairie 16-18 and comprises a total of 127 apartments (1.5 to 5.5 rooms) with a living area of 9,917 sqm. In addition, there are 1,610 sqm for other uses such as offices, shops and a crèche. The project is located in the higher part of Nyon with a view of the Alps and the Jura. The SBB train station, schools, shops, sports facilities and public transport are in the immediate vicinity.

According to Realstone, 57 of the 66 apartments (86%) at Chemin Falconnier 33-39 were rented as of mid-September. Of the 61 apartments at Allée de la Petite Prairie 16-18, 38 have found a tenant so far (62%). The occupancy rate for the apartments is therefore 75%. Of the 1,610 sqm of commercial space, 490 sqm have been let, i.e. 30%. (ah)
