Swiss Prime Site has leased 170,000 sqm
In the past financial year, Swiss Prime Site Immobilien newly leased or re-let a total of 170,000 sqm of space, 120,000 sqm of which in the second half of the year alone.
The leasing successes relate to office, commercial and retail space both in existing properties and in projects, Swiss Prime Site Immobilien reports. The rental market was attractive across all regions of the portfolio.
New tenants in Prime Tower and Stücki Park
In Zurich's Prime Tower, Swiss Prime Site found a tenant last fall in the form of Zalando for 1,700 sqm of office space on two floors. The online retailer plans to set up a technology hub there and employ around 150 people. At the end of 2022, the industrial insurer HDI Global will also relocate its Swiss headquarters to the Prime Tower; it will occupy 1,200 sqm of space on the 21st floor. With the move, the company is creating "ideal conditions for hybrid working as well as short distances to customers and business partners," according to Swiss Prime Site Immobilien. CBRE assisted HDI with the relocation and the development of a new workplace concept.
In Stücki Park in Basel, the real estate company has signed a contract with the Aquilas Group for the space vacated by the former Hotel Stücki. The current hotel space will initially be converted, and the "Ariv" concept will open in spring 2022. There will be 150 units for medium- to long-term stays on more than 8,000 square meters.
Alto Pont-Rouge reached 50% Pre-leasing
The Alto project , a service property located directly at the Lancy-Pont-Rouge train station in Geneva, has reached a pre-letting level of around 50%, Swiss Prime Site Immobilien reports. The property, which is certified to SNBS sustainability standards, will comprise 30,000 sqm, and a global services company has leased 6,700 sqm, it said. Other anchor tenants include CMS and Westhive. The project broke ground in late April 2021. Pont-Rouge is the first major construction stage of Geneva's Praille-Acacias-Vernets (PAV) development area, where a new urban district is being built on 230 hectares.
The Stücki Park development project in Basel and the new JED building in Schlieren were also successful in terms of leasing, Swiss Prime Site added. New tenants have been found for a total of more than 10,000 sqm of space. (ah)
