Zurich seeks building leaseholder for the Thurgauerstrasse site
A neighborhood for 1,800 people is to be built on Thurgauerstrasse in Zurich. The building lease tender for two sections of the municipal site has now begun.

The approximately 65,000 square meter site in Leutschenbach is considered one of the largest land reserves in the city of Zurich. Over the next few years, it is to be developed into a new urban district. Where there are currently allotment gardens, residential buildings and a market garden, 800 non-profit apartments, offers for living in old age as well as areas for commerce, services and community are to be built. A primary school building with 18 classes, two kindergartens and a neighborhood park are also planned.
In total, the site is divided into six sub-areas, two of which will be given to non-profit residential developers under building law. On a site area of about 17,500 square meters and a main usable area of 36,700 square meters, about 380 apartments and 4,600 square meters of other uses such as restaurants, businesses, studios or community uses can be created, the city writes in a statement.
Currently, the building rights for subareas C and D are being awarded in a two-stage process. In July 2023, it will be decided who will receive the building rights. Project planning will then follow, and occupation of the apartments is planned from 2031. Subareas E and F will be developed in a second stage from 2033 at the earliest.
On subarea A, located to the south, the city is planning a combined building with a municipal health center for the elderly, comprising 90 places for nursing care, as well as 130 apartments belonging to the Stiftung Alterswohnungen der Stadt Zürich (SAW). The school complex in subarea B is already under construction and is scheduled for completion at the end of 2024. The start of construction for the planned neighborhood park has been delayed due to an appeal against the road project associated with the park. (ah)
