Basel: Plans for Roche south site with possible Building 3 are available
According to the recently published plans for the southern site of the Roche pharmaceutical group in Basel, the third high-rise building could be 81,000 square meters in size and tower several meters above its neighbors.

In the Basel planning documents, the building, which would become the tallest in Switzerland, is described only as an "urban planning vision." Nevertheless, preparations are being made for the zoning change required for implementation and for the replacement of the existing development plan on the southern Roche site, which borders the Rhine. A rough possible time schedule is also mentioned: In a first step of the constructional implementation, the research buildings in the southern area are to be deconstructed and a new reception center as well as the green and open space are to be realized starting in 2024. Building 3, for which there is not yet an "immediate need," will not be tackled until "the current pace of development in the north area has been consolidated and a further increase in demand for workplaces becomes apparent." At 221 m high, it would still be somewhat taller than the previous Swiss record holder, the immediately neighboring "Bau 2." The volume of the third skyscraper will be limited to 81,000 square meters "to prevent the building from appearing too thick."
The height of the planned structure makes it possible for more green space to be created on the site: of the total area of 32,250 sqm on the south site, 16,550 sqm (equivalent to 51%) are currently built on. After implementation of the vision, around 10,300 sqm (32%) would still be built on. At least 50% of the resulting 21,950 sqm (68%) of open space will be landscaped.
