Remnex Investment Foundation acquires two commercial properties
Remnex Investment Foundation has acquired two properties in Wallisellen (ZH) and Nidau (BE) at a total market value of CHF 48.2 million for the "Swiss Real Estate Commercial ECO" investment group.
The commercial property in Nidau with a market value of CHF 33.6 million consists of an existing property with approx. 20,500 square meters of rentable space and a building land reserve of 18,000 square meters. According to Remnex, the property offers high development potential on the land reserve. The anchor tenants are a research company sponsored by the canton and a pharmaceutical company. The existing property without building land reserve generates a gross yield of 7.7%.
The property in Wallisellen reportedly has a lettable area of around 7,900 square meters. The commercial property is in a highly frequented location and generates a gross yield of 7.5%. With around 30 tenants, the property is very well diversified, Remnex writes in a press release. Remnex puts the market value at CHF 14.5 million. (aw)
