Zurich: City grants building rights on Thurgauerstrasse site
It has now been decided who will be allowed to build the planned 380 apartments in sub-areas C and D on the municipal site on Thurgauerstrasse in Leutschenbach.

Two of the six sub-areas of the approximately 65,000 square meter municipal site in Leutschenbach will be handed over to non-profit housing developers under building rights. The "Thuricum" team, consisting of Allgemeine Baugenossenschaft Zürich (ABZ) with Baugenossenschaft Mehr als Wohnen and Wohnbaugenossenschaft Grubenacker, is to be awarded the contract for sub-area C. The building rights for sub-area D are to go to the "Meet your neighbors" team, consisting of Wogeno Zürich and Stiftung Familienwohnungen.
A lively district for around 1,800 people is to be created on the site on Thurgauerstrasse. The sub-areas, which have been put out to tender for building rights, have a combined plot area of around 17,500 square meters and a main usable area of around 36,700 square meters. The building lease holders can build around 380 apartments and 4,600 square meters of other uses such as restaurants, businesses, studios or communal uses.
Completion planned for 2031
The city has put the building rights out to tender in a two-stage process (IB reported). Interested parties had to apply as a team. In this way, several organizations of different sizes were given the chance to obtain a building right. According to a statement from the city, the "Thuricum" team's application was convincing, not least due to the aspect of ecological sustainability and a mixed tenant base, while the "Meet your neighbours" team scored points with its usage concept tailored to the neighbourhood and support for marginalized target groups. The awarding of building rights for sub-areas C and D will be followed by project planning, with the project competitions scheduled to be held in 2025 and the apartments due to be occupied from 2031. Sub-areas E and F will be developed in a second stage in the 2030s.
Health center, retirement apartments, school and neighborhood park
On sub-area A, located to the south, the city is planning a combined building with a municipal health center for the elderly, comprising 96 places for specialized care and around 130 SAW apartments, together with the City of Zurich Retirement Homes Foundation (SAW) in line with the 2035 ageing strategy. A school complex for 440 children is already under construction in sub-area B and will be completed at the end of 2024. The start of construction for the planned neighborhood park - also in sub-area B - has been delayed due to an appeal against the road project associated with the park. (aw)
