Raiffeisen Futura expands its portfolio
The real estate fund purchased a large residential development in Suhr and a commercial and residential property in Buchs.
The Raiffeisen Futura Immo Fund has completed two acquisitions. On the one hand, the fund has acquired the Frohdörfli 1-24 portfolio property in Suhr (AG) - according to the fund, the investment volume amounts to CHF 35.8 million.
The development in the southern part of Suhr comprises 18 buildings with a total of 135 apartments (1 to 4 rooms) as well as 86 parking spaces and 49 parking spaces. There is a "certain utilization reserve", according to Raiffeisen. The buildings date back to 1961 and are said to be in a well-kept condition. Currently, 36 of the 135 apartments have been renovated, and the remaining apartments are also to be renovated in the medium term. The property is also to be connected to the district heating network this year; it is currently still heated with gas.
Secondly, the Raiffeisen Futura Immo Fund purchased the existing properties at Bahnhofstrasse 35a, 37 and Grünaustrasse 24, Buchs (SG). The two properties are adjoining and centrally located, just a few hundred meters from Buchs railroad station. The front part of the property (Bahnhofstrasse 35a, 37) has retail space on the first floor and second floor, with a total of six apartments on the second to fourth floors. The rear part of the property (Grünaustrasse 24) comprises office and practice space. According to Raiffeisen, the property is "almost fully let". The investment volume is estimated at CHF 11.3 million.
