Fribourg: Patrimonium's residential and hotel project is on the table

Over 100 apartments, a hotel and commercial space are to be built on a site next to Fribourg Cantonal Hospital.

In May 2022, the "Residential Real Estate Switzerland" and "Healthcare Real Estate Switzerland" investment groups of Patrimonium Investment Foundation acquired a plot of land in the immediate vicinity of Fribourg Cantonal Hospital in co-ownership (50/50). The "Au Parc Hôtel" site at Route de Villars 37 is to be completely redeveloped. According to the information provided, a new building will replace the existing building and the current above-ground parking spaces. A mixed-use concept will enable better use of the space and the relocation of parking spaces to the basement.

124 residential units and 77 hotel rooms

A large proportion of residential space, including apartments for senior citizens, a hotel and commercial uses, mainly in the healthcare context, are planned on an area of over 10,000 square meters. A total of 60 residential apartments, 64 apartments for senior citizens, a hotel with 77 rooms, some of which are primarily for patients under hospital supervision, 1,200 sqm for commercial uses, in particular medical practices, and 60 parking spaces will be created.

Architecturally, the building will be characterized by a ceramic façade with opaque running balconies. Its height will vary from east to west and will have a maximum of seven storeys.

Completion by 2025

The new construction project, which has been open to the public since January 5, 2024, was developed in collaboration with the City of Fribourg's Department of Urban Planning and Architecture. Construction is scheduled to begin in 2025, with completion scheduled for mid-2028. The investment volume amounts to around CHF 42 million. (aw)
