Realstone RSF completes two residential projects
Two buildings with a total of 233 apartments were completed in Horgen (ZH) and 108 units in Winterthur.
The real estate investment fund Realstone RSF reports two residential completions that took place in September. Firstly, the final construction phase of the Horgen Oberdorf (ZH) quarter with 233 apartments and 5,537 square meters of commercial space at the addresses Dammstrasse 18-28 and Fabrikgasse 2-17 was completed. The fund's tenant base has increased by CHF 8.52 million. Realstone states the investment volume for the two properties at CHF 199 million, the gross yield at 4.10% for the first and 4.30% for the second property.
A total of 444 apartments of all types as well as offices and retail arcades were built on the site in Horgen at a cost of CHF 361 million, with a tenant value of CHF 14.77 million and a gross yield of 4.10%. With the completion of the final stage, the residential portion of the fund has increased by 1.6% to 67%.
108 apartments handed over in Winterthur
Realstone also announces the delivery of the Solarstrasse 21-29 property in Winterthur (ZH). The property was acquired in April 2022 and comprises 108 two- to four-and-a-half-room apartments with a total area of 8,014 square meters and 615 square meters of commercial space. The fund management has decided to offer a first part of this property for sale in condominium units. "The expected profit will increase the distributable amount for the shareholders in the coming financial years," writes Realstone. (aw)
