Immo Helvetic yields six percent
The Immo Helvetic real estate fund of Berninvest AG achieved a performance of 8.25 percent in the 2015 financial year, with an investment return of 6.07 percent.
Immo Helvetic's total fund assets rose from 878.1 to 933.5 million CHF and net rental income increased by 13.7 percent year-on-year to 43.7 million CHF. The net asset value (NAV) per unit increased from 162.76 to 166.02 CHF.
Currently, Immo Helvetic has two residential and commercial projects under construction. The new construction project "düdingenplus" is located at the train station of Düdingen and densifies the center. The total development comprises 279 apartments and 1,600 sqm of office and service space. Immo Helvetic is building 147 apartments and just under 400 sqm of commercial space starting this summer for CHF 66.6 million.
The new construction project "Zentrum Marcau" is located directly at the train station of Ilanz and is situated on the former site of the post office. The superstructure comprises 31 apartments and almost 6,000 sqm of commercial space with the anchor tenant Migros. The investment volume is CHF 41.6 million, construction time is from summer 2016 to spring 2018.
According to the fund management, the intention is to continue to acquire mainly new construction projects. The investment focus is on residential construction in the mid-price segment. (ah
