Residential rents rise, office rents fall

According to Fahrländer Partner's market rent indices, market rents for apartments across Switzerland rose by 3.9 percent year-on-year in the second quarter of 2015. Market rents for office space fell by 1.3 percent in the same period.

Office rents fell particularly sharply in the Lake Geneva region, by 4.9 percent compared with the prior-year quarter. In Zurich, the decline amounted to 1.8 percent, according to Fahrländer's calculations. Eastern Switzerland (+1.5%) and the Mittelland (+0.8%) are the only major regions where market rents for offices have increased.

According to Fahrländer, rents for older apartments in particular are on the rise, especially in the greater Geneva, Lausanne, Basel and Zurich areas, as well as in Lucerne and Lugano. The regions of Geneva and Lausanne are also seeing the highest increases in market rents for new buildings.

Fahrländer Partner calculates quarterly quality-adjusted market rent indices for rental apartments and office space at the national level, for the eight FPRE regions (Lake Geneva, Jura, Mittelland, Basel, Zurich, Eastern Switzerland, Alpine region and Southern Switzerland), for the cantons and for the 106 MS regions.
