Credit Suisse Real Estate Fund Green Property, a real estate fund of Credit Suisse, had acquired the construction project on Bahnhofstrasse from Mettler2Invest AG at the end of 2014. Approval from the city council was given on January 18, 2016, and this decision has now become legally binding. The investment volume amounts to around 108 million Swiss francs. The elongated building will be constructed in a sustainable manner according to the criteria of Minergie and greenproperty.
With the relocation of the buffer stop, SBB is already carrying out the first preliminary work on track 0 at the end of February 2016. Aarau is the only railroad station in Switzerland with a track 0. The actual construction work is expected to start in April 2016 and will be carried out by Allreal Generalunternehmung AG. Completion and opening of the new building is scheduled for summer/autumn 2018.
Mixed use with commercial, office and residential is planned in the building. The anchor tenant of the entire commercial space of around 7,000 sqm is the Migros Aare cooperative. Plans call for a supermarket on the first floor, a Flower Power fitness concept on the second floor, and a business center on the first and second floors. From the third to the sixth floor, 91 apartments will be built with different floor plans and a mix of one to four rooms, as well as maisonettes with large roof terraces. (mr)
