Start of work for Bülachguss district
Progress is being made on the Bülachguss site in the north of Zurich, where Allreal is planning a new quarter. As part of the approval process, the building permits will be issued at the beginning of August. Preparatory work for the Bülachguss quarter will start in September.
In Bülach-Nord, Allreal Holding is planning a mixed-use quarter with 490 apartments as well as office and commercial space on two sites with a total of 55,250 sqm. Allreal estimates the total investment volume at CHF 300 million. Seven construction areas are located on the former industrial site of Bülachguss AG directly adjacent to the Bülach train station, and an eighth on an adjoining property. Allreal acquired Bülachguss AG retroactively as of July 1, 2016.
Allreal submitted the building applications for six building areas on the site to the city of Bülach in May 2016. Publication is expected to take place on August 26, 2016, and building site demonstrations will give an impression of the planned buildings from the beginning of August. Depending on the approval process, the six projects are expected to be realized from April 2017, Allreal says. The legal basis for the projects is the "Bülachguss" design plan, which is currently awaiting approval from the Canton of Zurich.
Another project on Fangletenstrasse, which can be realized independently of the "Bülachguss" design plan, has already been approved by the authorities. Allreal plans to start construction work on the four apartment buildings with a total of 76 rental apartments in October.
Allreal will start the already approved preparatory and demolition work on the site directly next to the train station at the beginning of September. The main building, which is worthy of protection, will be retained, while the other buildings on the site will be cleaned of asbestos and then demolished.
