Intelligent combination of tradition and trends

The real estate and financing service provider Avobis is shaking up the real estate market by supporting and optimizing processes along the entire value chain with innovations and data. This creates added value for customers.

Avobis has been providing real estate services for 25 years and now covers the entire value chain through the acquisitions of VERIT Immobilien, Rimaplan and Centerio. In doing so, the company combines classic real estate services with an in-house innovation department and a partnership-based venture capital fund as an idea generator. "We can offer a modular service package for every customer need. This is because we are the only provider that covers the asset and liability side of the real estate market and can also facilitate project organizations, developments and renovations as well as management of rental, residential and commercial properties through our group companies. Nevertheless, we want to lead our customers to even more targeted success. The unique selling point is the consistent integration of data," says Sandro Sulcis, Co-CEO of Avobis, explaining the business model.

Innovation as a game changer
To this end, Avobis has been deliberately investing in innovations for years. The innovative products are linked to the traditional services in such a way that they generate added value for customers and thus maximize earnings potential. For example, Avobis has the most comprehensive geo-database in Switzerland with a long history of data available on the market. Avobis collects data points on over three million parcels in Switzerland and makes them available to its customers. All B2C services were also consolidated in Property Captain, the real estate matching platform spun off a year ago. "Property Captain is, to a certain extent, "the voice of the market" for us. This is because the platform matches end customers with their dream properties according to their wishes and possibilities. The aggregated customer needs enable us to derive valuable market insights," explains Patrick Schmid, Co-CEO of Avobis.

Data-based market analysis
Specifically, the market data is used to underpin project scenarios and support recommendations for action with proprietary analyses. For example, Avobis' ImmoSparrow investor tool can provide past listing data in addition to commonly available transaction and market data. This allows Avobis to make informed, validated recommendations by combining expertise and market data, providing its clientele with valuable data at the planning stage that increases a property's income potential and minimizes vacancy risk. "We can tell our clients, based on data, what to build where and what rents can be charged. This enables them to optimize their portfolio in terms of risk and performance in a promising way," explains Sandro Sulcis.

Trends indicator
However, Avobis not only creates innovative products today, but also takes trends and future prospects into account. To this end, Avobis co-founded the Constructive Venture Fund (formerly Swiss Immo Lab). This invests in PropTechs throughout Europe. Over 1000 applications per year give a good indication of which trends in the real estate industry will change Europe and Switzerland. Patrick Schmid explains:
