HdM residence in Zellweger Park in Uster inaugurated
The residential building with 32 rental apartments by Herzog & de Meuron (HdM) has now been inaugurated on the former industrial site in Zellweger Park in Uster. The eight-storey, cube-shaped building was commissioned by Cristina Bechtler in the immediate vicinity of the administration building and exhibition pavilion designed by Swiss architect Roland Rohn.
The residential building is located in the park landscape on the bank of the Herterweiher. It stands rotated to the neighboring buildings and is slightly raised from the ground. In the square floor plan, the 32 rental apartments are arranged around corners and offer views of Uster Castle, the Herterweiher lake, Lake Greifen or the Alps.
A special feature is the accessibility of the building, which aims to create a high degree of privacy for the apartments and a direct relationship with nature. The internal access is limited to two elevators, from which one enters the apartments directly. There is no common staircase or corridors. Instead, there are external staircases at the corners of the building, which are combined with large balconies and connect each apartment directly to the park.
The seven upper floors are identical, each floor has two apartments with 4.5 or 5.5, rooms. The monthly rent for ranges between CHF 2,300 and 3,500, 19 of the 32 apartments are already rented.
The occupation of these apartments marks the end of the first phase of the transformation of Zellweger Park. The office building by Roland Rohn was joined in recent years by residential buildings by Gigon/Guyer and Morger + Dettli. In the second phase, Pfister Schiess Tropeano and EM2N, from whom the master plan for the entire park also originates, are building further residential space.
The Bechtler family of entrepreneurs has been transforming the former Zellweger industrial site in Uster into a mixed-use neighborhood for a number of years, placing great emphasis on integrating art and good architecture into this transformation process.
The architectural firm Herzog & de Meuron was founded in Basel in 1978, and today an international team of over 400 employees works on projects in Europe, North and South America, and Asia. The residential building in Uster is the architects' first project in the canton of Zurich. (ah)
