Allreal builds new quarter in Bülach

The north of Zurich continues to grow. Allreal Generalunternehmung AG is planning a new quarter with around 490 apartments as well as office and commercial space on the former industrial site of Bülachguss AG in Bülach-Nord. The investment volume is CHF 300 million.

The project is being built on two plots of land with a total of 55,300 sqm, which are divided into eight building areas. Seven building areas are located on the Bülachguss site directly adjacent to the Bülach train station, and an eighth is located on an adjoining plot of land. Allreal has commissioned architectural firms to carry out project studies for seven of the eight building areas.

In the first construction area, an existing building is to be converted and refurbished according to plans by the architects of Itten+Brechbühl AG; around 3,850 square meters will be created for stores, restaurants, offices and commerce. In the second construction area, a six- to seven-story open block perimeter superstructure is being built with space for about 120 rental apartments. Max Dudler Architects are responsible for this project.

In construction areas 3 and 4, five apartment buildings with four to five stories and about 70 condominiums are planned according to designs by Baukontor Architekten.

According to the plans of Thalmann Steger Architekten and Diener & Diener Architekten, open block perimeter buildings with six to seven stories and 125 and 100 rental apartments respectively are to be built in construction areas 5 and 6.

It is still open what will happen to the seventh construction area: "Guss 39" and the asylum shelter will remain until at least mid-2018.

In construction area 8, four apartment buildings with four floors and 75 rental apartments will be built according to plans by Galli Rudolf Architekten. Also planned is the "Gusspark", a park with play and rest areas designed by Vogt Landschaftsarchitekten. All buildings in the new quarter are planned to meet the Minergie-Eco standard. In addition, the energy concept provides for the use of groundwater and the installation of solar panels.

Start of construction from 2016

The "Bülach Nord" public design plan required for the project has been approved by the canton of Zurich, while the "Bülachguss" private design plan is currently in the approval process and has been open to the public since November 27. According to a statement by Allreal, construction work on the new Bülachguss district will start in the fall of 2016 at the earliest.

Construction is scheduled to start in the fall of 2016. Allreal expects to demolish the first buildings on the Bülachguss site in summer 2016. Depending on the approval process, construction of the new buildings will begin in 2017. Construction of the new buildings on construction area 8 is expected to start in fall 2016, as this construction area is not part of the design plan and can be realized independently. (ah)
