Raiffeisen Futura acquires residential project in Mendrisio
The Raiffeisen Futura Immo Fund invests in Ticino. The fund has acquired a new construction project in Mendrisio.
The Raiffeisen Futura Immo Fund is investing in the property on Via al Gas/Via Brecch in Mendrisio (TI). The purchase agreement was signed on December 2, 2016, according to Raiffeisen. It is a new construction project in a sunny residential location near the train station, which is expected to be realized from the first quarter of 2017. The development will consist of five apartment buildings with a total of 86 apartments (1.5 to 3.5 rooms). Completion and first occupancy are scheduled for mid-2019.
The three-story apartment buildings with shared underground parking are arranged around a central courtyard. Heat is generated by means of an environmentally friendly heat pump. In addition, a photovoltaic system is planned on the flat roofs. The property is located in a development district about 200 m from the train station. A new campus of the University of Applied Sciences of Italian Switzerland is being built in the neighborhood.
The investment volume is around CHF 28.5 million.
Sustainable investments
Mendrisio is a small regional center in Ticino with about 15,500 inhabitants, located about 18 km south of Lugano and 5 km from the Italian border. The already good connection of the municipality to public transport will be further improved in the next few years by various projects (NEAT and extension of the suburban railroad).
The Raiffeisen Futura Immo Fund invests in sustainable real estate throughout Switzerland. The investment focus is on the distribution of 60 percent residential use and a maximum of 40 percent commercial use. Only properties that meet the fund's defined sustainability criteria are purchased. (ah)
