Realstone acquires "Unique" in Kloten

The Realstone Swiss Property Fund is the new owner of the "Unique" business center in Kloten. SPG Intercity Zurich acted as intermediary.

The "Unique" property at Schaffhauserstrasse 146 in Kloten was built in 1976 as a center development. It consists of a base building, which primarily houses sales areas and their ancillary rooms, and a striking eight-story office tower.

The Zurich Investment Foundation, represented by Zurich IMRE AG, had commissioned SPG Intercity Zurich AG with the sale. In order to position the property optimally prior to the tender, SPG Intercity prepared a utilization study in collaboration with Moser Wegenstein Architekten AG. This study shows a possible conversion of the office tower into a residential tower.

"The mandate was more than just a sale," says Nicolai Grüter, Senior Consultant at SPG Intercity Zurich AG, who was responsible for the sales process. "Our task beforehand was to examine and demonstrate a possible potential of the property by means of a conversion study." Three months then passed between the start of marketing and notarization.
