Lucerne: Start of construction for Rösslimatt delayed

According to a report in the "Luzerner Zeitung", SBB has not yet been able to find a main tenant for the Rösslimatt development near Lucerne's train station. The start of construction is therefore delayed.

The Rösslimatt site, which covers around five hectares, is one of the "most important urban development areas for SBB in the coming years," according to the railroad company. It is located about 400 meters east of Lucerne station and is to be developed into a neighborhood. The first construction stage provides for a business zone for service companies. In further stages, additional space for housing, hotels, commerce, gastronomy and culture is to be realized.

According to SBB, construction of the "perron" office complex is scheduled to begin at the end of 2020. It will be built on the current site of the freight shed and will have around 18,000 square meters of leasable service space. Offices are planned for the six upper floors, while retail, gastronomy and services are to be located on the first floor. The complex is scheduled to be ready for occupancy in 2023. The remaining construction sites will be completed in stages. Overall, the development will take at least 20 years, according to SBB.

Anchor tenant for "perron" missing

According to Lucerne newspaper perron" was actually supposed to be completed in 2018 or 2020. As a reason for the delays, SBB told the newspaper that an anchor tenant has not yet been found. As an SBB spokeswoman told the Lucerne newspaper said, talks are currently being held with various interested parties.

According to the schedule, the remaining building sites on the Rösslimatt are to be realized in stages up to 2030, the statement continues. The building at Güterstrasse 7, which is worth preserving, is part of the urban development and will be renovated. The area with the sidings will be used by SBB Infrastructure in the medium to long term and will only then be available for development. The Schüür concert hall is not affected by the Rösslimatt project.
