MobiFonds Swiss Property invests in Winterthur-Neuhegi

MobiFonds Swiss Property is expanding its portfolio and investing around CHF 120 million in the new Winterthur district of Neuhegi.

According to the fund management company, Schweizerische Mobiliar Asset Management, a care center and a residential development with a small commercial component are planned. For this purpose, the fund has acquired two plots in Neuhegi in Winterthur.

The general tenant and operator of the care center is Reliva AG. The center, named "Vivale Neuhegi," will include around 120 care places and a public restaurant. It is aimed at the mid-market segment and is also open to recipients of supplementary benefits, Mobiliar said. The lease agreement and a project development agreement have already been signed, it said.

On the second building site, a residential complex with 115 apartments and a small commercial component is being developed. Some of these apartments are to be used as "living in old age" with services from the neighboring care center. Construction is expected to start in the fourth quarter of 2018.

The MobiFonds Swiss Property portfolio currently comprises 20 existing or planned investments worth around CHF 805 million. Ownership has already been taken for 18 properties. Meanwhile, 13 properties of the fund are in operation. The fund, which was launched in 2013, is aimed at institutional investors and invests in the development of a high-quality Swiss real estate portfolio with a focus on project development or young building stock.
