Köniz: HIG plans superstructure on Thomasweg
HIG Immobilien Anlage Stiftung wants to replace its housing estate on Thomasweg in Köniz with replacement buildings. Instead of the previous 142 residential units, 285 apartments are to be built.

The housing estate with 142 apartments on the site between Thomasweg and Stationsstrasse in the Liebefeld district of Köniz is to be demolished and replaced by a high-density housing development. The project by Aebi & Vincent Architekten from Bern emerged as the winner of a study commission.
Aebi & Vincent's development concept is convincing because it fits in well with the surrounding neighborhoods in terms of urban planning, according to the client, HIG Immobilien Anlage Stiftung. "The simple building volumes and their height differentiations form exciting and differently designed inner courtyards. The offset of the row of buildings on Könizstrasse creates a clear address formation." Almost exclusively apartments were planned that face west-east or north-south, he said. Due to the reduced building lengths of the individual houses, there is a high number of corner apartments.
The project also includes the required affordable housing and kindergarten, HIG added. The plan is to build the development in stages, with each stage providing housing in both the affordable and mid-price segments.
The next step will be to draw up the zoning ordinance, and in parallel the project planning phase will start with a preliminary and construction project. The approval process will then be initiated. According to HIG, construction of the first stage can be expected from autumn 2019 at the earliest.
