Winterthur: Study contract for KIM project decided

The winning design for the KIM project development in Winterthur-Neuhegi has been selected. The residential and commercial development will be built according to plans by BDE Architekten from Winterthur.

In Winterthur, a residential and commercial development with the project name KIM is to be built in the Neuhegi area. The owners of the individual plots, MobiFonds Swiss Property, Implenia and a private owner have jointly held an architectural competition over the entire site and selected the contribution of BDE Architekten from Winterthur as the winning project. A total of 92,000 square meters of floor space will be created.

MobiFonds Swiss Property will build a residential building on its plot with 130 apartments on the six upper floors and commercial space of around 1,400 sqm on the first floor. Around 40 apartments will be designed to meet the needs of the elderly.

Two new buildings, each with seven full stories, are being built on the Implenia site with a floor area of 59,000 square meters, including a residential building with public-oriented ground-floor use along Sulzerallee and a south-facing office and commercial building opposite Hegi station. Approximately 200 rental apartments in the lower to medium price segment will be built. The office and commercial building will be planned in stages and spatially flexible to meet different user requirements. The KIM project will be built to the Minergie-P standard.

"High density of use, relaxed urban solution".

According to Implenia, the winning project by BDE Architekten impressed the jury "with its pragmatic and, despite its high density of use, relaxed urban planning solution and its architectural clarity. The project also makes "optimal reference to the locality" and ensures a logical interconnection of the district. In addition, the new part of the quarter with the continuation of Ida-Streuli-Strasse fits in well with the existing urban image.

Implenia is realizing its own KIM project as a real estate developer and general contractor. Implenia is currently building another development project right next to the "sue&til" building, which is currently the largest timber housing estate in Switzerland. The investor here is Allianz Suisse.

In addition to KIM, MobiFonds Swiss Property is also realizing another project, the Vivale Neuhegi care center with around 120 care places and a public restaurant. Reliva AG has been selected as the general tenant and operator. The residents of the age-appropriate apartments in the KIM development will be able to call on the services of this care center in the future.

MobiFonds Swiss Property's investments for the care center and the residential and commercial part of the KIM site amount to around CHF 120 million. Construction work on the care center is expected to start in the fourth quarter of 2018, and on the residential and commercial building in the second quarter of 2019.
