Start of construction for Bülachguss development
A mixed-use quarter with a total of more than 400 apartments is to be built in Bülach-Nord. Now that the preparatory and demolition work has been completed, construction work on the major project has begun.
On the former industrial site, Allreal is building a complex with 416 rental and owner-occupied apartments, 5,640 square meters of office, service and retail space, and a 4,300-square-meter park open to the public. The project was designed by Diener & Diener Architekten, who won an urban planning study contract. The investment volume is CHF 310 million.
Construction areas 1, 2, 5 and 6 are owned by the Credit Suisse real estate funds CS REF Green Property and CS REF Siat. A total of ten apartment buildings with 343 rental apartments and the park are planned here. Marketing of the rental apartments is expected to start in spring 2018.
Industrial building becomes a commercial building
The listed industrial building on Schaffhauserstrasse (construction area 1) will now be used as a commercial building with 5,640 sqm of space for offices, services and sales. According to Allreal, a large part of the future commercial space has already been leased. Coop, as the main tenant, will occupy around 40 percent of the total space with a sales outlet. A day nursery is planned for another 500 sqm. In addition, the Zürcher Unterland music school wants to move into the commercial building. In addition to classrooms, it wants to hold music events open to the public in the school's own concert hall and also rent the hall to third parties. The remaining commercial space will be marketed by Privera AG.
Allreal is building five apartment buildings with 73 condominiums on construction areas 3 and 4. Realization will take place in stages starting in September 2017, with completion scheduled for the second half of 2019. Marketing of the apartments has already begun.
City of Bülach still deciding on future use of its construction area
The owner of the 3,720 square meter building area 7 has been the city of Bülach since June 2017. Today, the Guss39 event center and the asylum center are located there. The city has yet to decide on the future use.
The site on Fangletenstrasse (construction area 8) is not included in the "Bülachguss" design plan and will therefore be realized independently of the main site. Construction of the four apartment buildings with a total of 76 rental apartments, which Allreal will include in its own portfolio, began in October 2016 and is scheduled for completion in the second half of 2018.
