Zurich: Temporary housing development at Vulkanplatz

The "Stiftung für bezahlbare und ökologische Wohnungen - Einfach Wohnen (SEW)" (Foundation for Affordable and Ecological Housing - Simply Living) will build a temporary housing estate with 33 affordable apartments on part of the Geerenweg site near Vulkanplatz in Zurich-Altstetten.

Over the next few years, various temporary uses such as housing, small businesses, culture, gastronomy and meeting places will be created on the entire Geerenweg site near Vulkanplatz. In a first step, from fall 2018, low-priced rooms will be rented to young adults and asylum seekers in a settlement of SEW.

A total of 33 apartments will be built: 20 apartments with five bedrooms each and 13 apartments with three bedrooms each, as well as one front room each with kitchen for common living and dining. Each residential unit includes a wet room with toilet and shower and a separate toilet.

The rent per room will be CHF 500 to 600. The Jugendwohnnetz (Juwo) rents 22 apartments for young adults in training, while the Zurich-based specialist organization AOZ rents eleven apartments to accommodate asylum seekers - families and individuals. In addition, there will be rooms for shared use, including an event room and a large laundry room.

The contract for the publicly tendered construction project was awarded to the consortium ARGE KHS (HDPF Hamburger Du Pfammatter Ferrandiz AG, Johannes Kaufmann Architektur and Simuba Schläpfer Immobilien und Bau). As a total contracting company, it is building the mobile plant in modular construction. The wooden modules are prefabricated at the production site and assembled on site.

SEW for its first construction project with construction costs of around 12 million, which will flow back through rental income. The building application will be submitted in the fall of 2017, and the apartments are scheduled to be occupied in the fall of 2018. The foundation is expected to rent the property from the city of Zurich for 20 years, after which it will dismantle the modules and rebuild them at a new location.
