Suva expands "D4 Business Village Lucerne

Suva wants to expand the "D4 Business Village Luzern" in Root. Starting next year, the "Square One" commercial building is to be realized. The investment volume is around CHF 60 million.

The "D4 Business Village Luzern" in Root was opened in 2003; the site is currently home to more than 100 companies on 53,000 sqm. At the end of October, a 400 sqm coworking space with 32 workstations was opened at the D4. In addition, the business center has, among other things, two restaurants, a conference center, a daycare center and a fitness center, as well as its own train station.

The insurer Suva now wants to expand the D4 with a new residential and commercial building called "Square One". According to Suva, the already approved building project has been adapted and an additional residential part has been integrated. The development plan for the residential part has already been approved. Now the construction plans will be published. Construction is scheduled to start in the first quarter of 2018, and the building should be completed by the end of 2019.

The project comprises around 10,820 sqm of office space and 36 apartments on the upper floors. CSS has already been confirmed as the anchor tenant. The insurer will occupy around 3,500 sqm of the office space.

Suva is investing around CHF 60 million in the "Square One" project. Currently, 170 properties belong to the real estate portfolio of the accident insurer. With a value of five billion, they account for ten percent of the fixed assets, according to the company.
