Basel: "Stücki Park" with future rental space of 60,000 sqm

Swiss Prime Site (SPS) Immobilien wants to transform the Stücki in the north of the city of Basel into a superior center. Among other things, four new buildings with a total of 27,000 sqm of new rental space are planned.

The aim is to create a new focal point in the Basel district, according to the SPS. The area, which today consists of a shopping center, office properties, a business park and a hotel, will be expanded to include laboratory and research space. A Gigaplex cinema with 18 screens will be built into the current "Stücki Mall". At the same time, retail space will be reduced by 70 percent from the current 33,000 square meters to around 10,000 square meters.

Better development and more synergy

According to SPS, the new Stücki concept envisages "everyday offers, gastronomy, experience and entertainment as well as wellness/health for customers, employees and residents". Between the business park, which is fully leased today, and the shopping center, four new buildings will significantly increase the capacity of the total area. All building elements will also be better connected to each other, leading to an increase in the use of synergies, SPS informs. The name for the future building ensemble will be "Stücki Park".

The expansion of the existing laboratory and office space will be carried out in two stages. In the process, the leasable area will be more than doubled by around 27,000 sqm to over 60,000 sqm by 2023. SPS Immobilien as the owner will thus be able to create space for an additional 1,700 jobs, it says. According to government councilor Christoph Brutschin, head of the Department of Economic Affairs, Social Affairs and the Environment of the Canton of Basel-Stadt, Swiss Prime Site Immobilien is making a "significant contribution to alleviating the bottleneck in the rental market" with the additional office and laboratory space.

190 million investment by 2023

Construction of the Gigaplex cinema will begin in early 2018 and is expected to be completed in 2020. "In the new Stücki Park, innovation, experience, wellness, health, research and shopping will be woven into an overall concept. This will create a future-oriented attraction with charisma for the entire Basel region," explains CEO Peter Lehmann of SPS Immobilien. The company puts the investment volume for the four new buildings in "Stücki Park" (construction period 2018 to 2020 or 2021 to 2023) at CHF 190 million.
