Kemptthal: Givaudan sells part of the Maggi site
MA Kemptthal Besitz AG, a joint venture between Mettler2Invest and the Motorworld Group, is acquiring large parts of the Maggi site in Kemptthal, which is under a preservation order.

On the former Maggi site sold by Givaudan Switzerland, a work and meeting place called "The Valley" is to be created under the leadership of the new owners. A diverse mix of tenants and a wide range of services are envisaged.
The flavor manufacturer Givaudan is selling parts of the site to focus on its core business. Behind the buyer, the newly founded MA Kemptthal Besitz AG, are the project developer Mettler2Invest and the Motorworld Group from Germany. Both companies have experience in developing historic industrial sites.
An innovation center for the research and development of fragrances and flavors by Givaudan Switzerland is currently under construction on the site, and work has also begun on converting a listed brick building into a business center. This center will be converted and raised by MA Kemptthal Besitz AG and then operated by Givaudan.
Buildings with 100,000 sqm of floor space planned
MA Kemptthal Besitz AG plans to redevelop the industrial-historical site no longer needed by Givaudan, which has approximately 50,000 sqm of usable space, and to construct additional new buildings that will blend in architecturally with the existing historical buildings and will comprise around 100,000 sqm of usable space. Development planning is already at an advanced stage and is being carried out in close cooperation with the relevant authorities of the Lindau municipality and the Canton of Zurich, Mettler2Invest and Motorworld say. In addition to the urban development aspects, special attention is being paid to the creation of open spaces and meeting zones. The major project "The Valley" is to be presented further in late summer.
As Mikula Gehrig of Mettler2Invest says, "The Valley", ideally located in terms of transport between Winterthur and Zurich, is to become an innovative and creative place to work and meet. Restaurants, bars and various indoor and outdoor event spaces are also intended to enliven the area in the evenings and on weekends.
Large classic car center planned
A centerpiece in "The Valley" is to be the Motorworld Manufaktur Zurich Region. According to Andreas Dünkel, founder and chairman of the Motorworld Group, a classic car and premium vehicle center is being created that will include workshops, dealerships, glass showrooms and service providers for everything to do with automobiles; there will also be space for events and conferences, a design hotel and a variety of catering establishments. "The former Maggi site in Kemptthal is tailor-made for our Motorworld concept: Industrial-historic building stock, coupled with perfect transport links and high market potential, as Switzerland has the largest density of classic cars in the world," says Dünkel.
The German Motorworld Group develops, builds and operates worlds of experience around high-quality cars and classic cars. The first location is Motorworld Region Stuttgart in Böblingen, which opened in 2009 and has since been expanded several times, and Motorworld Cologne - Rhineland opened in June 2018. Two further locations are currently under construction: Motorworld Munich and Motorworld Zeche Ewald - Ruhr in Herten. In addition, the starting signal for the construction of Motorworld Mallorca is to be given shortly.
