Zurich: UBS Direct Urban plans residential building in Wiedikon

The real estate fund UBS Direct Urban wants to build a residential building in Zurich's Stadtkreis 3 for CHF 57 million. Construction is scheduled to begin in the first quarter of next year.

As it says in the magazine ImmoUpdate of UBS, the new building is being constructed on Leonhard-Ragaz-Weg / Goldbrunnenstrasse in a prime location in Zurich-Wiedikon. Demolition of the existing property began in the fourth quarter of 2018, and the go-ahead for the new building is scheduled for the first quarter of 2019. The first apartments should be ready for occupancy in the second half of 2020.

Certification according to SGNI (Swiss Society for Sustainable Real Estate) is being sought for the new building project. Pre-certification has been submitted and the company is confident that it will achieve the SGNI Gold Standard, UBS says. For the energy supply, a photovoltaic system is also planned on the roof, which is to be built in cooperation with Energie Zukunft Schweiz.

A number of services for residents are also planned: for example, the concept includes an interactive mailbox with a parcel box so that tenants can receive parcels even when they are away. UBS Direct Urban is also looking into equipping the new building with the "e-James" service app. Via the app, tenants can, for example, check their energy consumption, contact the property management company, and view operating instructions, floor plans, and fact sheets.
