Aarau: Axa redevelops part of the Telli estate
Axa Investment Foundation plans to renovate two rows of buildings in the Telli estate in Aarau. With an investment volume in the triple-digit millions, this is one of the largest energy renovations in Switzerland, Axa says.

The Telli housing estate in Aarau was built in four stages between 1971 and 1991. It is protected as an ensemble and is one of the most important large housing estates in Switzerland.
Building rows B and C, with a total of 581 apartments, belong to the Axa Investment Foundation - these buildings are now to be refurbished for energy efficiency and brought up to today's energy and safety standards.
According to Axa, the buildings will receive a completely new shell with facade, windows and new roofs. In the apartments, heating and ventilation systems will be replaced, fire doors will be installed and the west balconies will be significantly enlarged. Axa also wants to renovate the stairwells and elevators as well as the underground garages and bring them into line with current fire and earthquake safety regulations.
The Tellipark is also to be redesigned during the refurbishment. To this end, joint uses are to be developed together with the tenants. Sports and playgrounds for children, places to linger and "natural experiences for all generations" are being considered, says Axa.
Less energy consumption, higher rents
The refurbishment will significantly reduce the energy consumption of the two buildings, and the switch from a fossil fuel to a renewable energy source could save around 1,000 tons of CO2 annually, Axa adds. The two buildings are to be certified according to the Swiss Sustainable Building Standard (SNBS).
After the refurbishment, Axa intends to increase rents moderately, but they will "still remain attractive". After the refurbishment, a 2.5-room apartment will cost an average of CHF 1,145 gross, a 3.5-room apartment an average of CHF 1,530 and a 4.5-room apartment an average of CHF 1,775.
The first work is scheduled to begin in February. In the Telli B building, staircases and elevators are to be renovated first, starting in April; according to Axa, renovation of the apartments will take place from April 2021 to September 2021. In Telli C, renovation of the stairwells and elevators will begin in March 2021, and apartments will be renovated between July 2021 and October 2022. The entire work - including redesign of the outdoor facilities and renovation of the underground garages - is scheduled for completion in spring 2023. (ah)
