Zurich: Laying of the foundation stone for Manufakt8048
The foundation stone for the Manufakt8048 business park has been laid in Zurich Altstetten. The owner is the Swisscanto Investment Foundation, and Steiner is acting as general contractor.
Manufakt8048 is being built at Vulkanstrasse 112 in Zurich Altstetten, within walking distance of Altstetten station and with a direct link to the A1 motorway. After completion, the building will comprise around 14,500 sqm of usable space on six floors. The spaces can be used as offices, production rooms, manufactories, laboratories or showrooms.
According to the Swisscanto Investment Foundation, which acquired the property in 2019, around 70% of the property has been pre-let. The anchor tenant with a long-term lease for the majority of the space is "a fast-growing Swiss technology company founded in 2001 as an ETH spin-off", the investment foundation adds.
While the building's façade is glazed, the interior, with rooms up to 4.50 metres high, is characterised by industrial materials such as steel, exposed concrete surfaces and seamless industrial floors. An atrium serves as an open courtyard. Manufakt8048 was designed by Theo Hotz Partner Architekten. The industrial park is scheduled to be ready for occupancy from mid-2021.
In view of the prime location and the versatile, flexible use of the space, the property is an ideal fit for the approximately CHF 7.8 billion portfolio of the Swisscanto AST Real Estate Switzerland investment group, according to the Swisscanto Investment Foundation. (ah)
