Köniz: Green light for next construction site of the Papillon development

The municipal council of Köniz (BE) has approved the preliminary building lease agreements with Mobimo and Logis Suisse for the development of construction site F of the Papillon residential development in Ried near Niederwangen. 240 apartments are to be built here

In Ried Ost near Niederwangen, apartments for 2,500 people as well as a school and sports facility will be built in several stages by 2028. The site comprises a total of eight construction fields (A-H).

The first construction field (E) with 114 rental apartments and 18 condominiums has already been realized and occupied. This summer, 114 rental apartments will be ready for occupancy in construction site A of the non-profit housing cooperative Fambau and the pension fund of the municipality of Köniz. Building site B of the Migros pension fund is currently under construction, which plans to realize a total of 210 rental apartments by 2022. The Ried school and sports facility is also currently being completed; the first classes are to be taught in the new building after the 2020 summer vacations.

Now the realization of construction field F can be started. It is co-owned by the municipality of Köniz (25,400 sqm gross floor area) and Lycaena AG (3,600 sqm gross floor area). Lycaena is realizing about 30 rental apartments on its land. The municipality of Köniz, on the other hand, will hand over its land in building rights for 100 years; according to the municipality, the building rights interest is around CHF 657,000 per year.

The preliminary building lease agreements with Mobimo AG and Logis Suisse AG have been concluded and approved by the municipal council. On the municipality's building lease, approximately 70 apartments will be built in condominium ownership by Mobimo. The non-profit housing company Logis Suisse will take over two building rights of the municipality and develop and operate approximately 140 rental apartments.

Mobimo, Logis Suisse and Lycaena have to further develop and implement the winning project "Pfyfauter". The architectural firm Bob Gysin & Partner Architekten from Zurich had won the project competition with this proposal in 2017.

According to the municipality of Köniz, the superstructure is to be developed and operated as a 2,000-watt site in accordance with SIA 2040, and certification as a plus-energy district is being sought. The schedule envisages that construction area F will be completed by 2024.
