Lucerne South: Patrimonium invests in student apartments
The Residential Real Estate Switzerland investment group of Patrimonium Investment Foundation acquires a project for the construction of 100 student apartments in the Nidfeld area in Kriens (LU).
The construction is being carried out under a TU contract with Losinger Marazzi, Patrimonium reports. The building permit has been issued and work on the overall development has begun. Completion of the student apartments is scheduled for summer 2023. The residential units will vary in size and will all be equipped with wet rooms and private or shared kitchens and balconies. The total investment volume is reportedly around CHF 22 million.
The Nidfeld neighborhood is located on the city limits of Lucerne; a mixed-use neighborhood is planned for the 42,000 square meter site, with a total of 500 apartments for families and small households, offices and retail space. The study contract was won by the Basel architectural firm Christ & Gantenbein. The Nidfeld is planned as a 2,000-watt site and Minergie Eco.
With the purchase, the Swiss residential real estate investment group grows to a volume of around 700 million. The portfolio is complemented by a property with an attractive yield and an alternative residential use, according to the investment foundation. At the same time, students are offered an attractive housing option close to the institutions of the Lucerne University of Applied Sciences and Arts.
A total of around 19,000 people study at the university campus in Lucerne. A new campus is under construction near Nidfeld, and the Horw campus will also be expanded in the medium term. (ah)
