Neuhausen: Helvetia invests in the RhyTech district

Project developer Halter has won Helvetia Versicherungen as an investor for one of the two high-rise buildings to be built on the former Alusuisse site in Neuhausen am Rheinfall.

Halter AG is developing the RhyTech Quarter in Neuhausen, a residential, retail, office and commercial district. The development comprises two high-rise buildings, an apartment building and the conversion of the historic Hall 22. Helvetia has now been selected as the investor for the smaller of the two high-rise buildings. The RhyfallTower will feature rental apartments and a restaurant on the 17th floor. "The project is excellently tailored to the market environment and offers a sustainable investment in an up-and-coming community in the Schaffhausen region," says Daniel Wehrli, the project manager responsible at Helvetia.

Halter is building condominiums in the second RhyfallTower and in the apartment building. According to Halter, 39 of the 96 apartments in the larger RhyfallTower have already been reserved, and around a quarter of the apartments in the multi-family building, the so-called RhyGarten. In view of the fact that the apartments will not be occupied for about three years, this is a very good reservation status, says Markus Mettler, CEO of Halter AG. A lease has also been signed with anchor tenant Migros for the planned retail use in the historic Hall 22, according to the information provided. In addition, a tenant has been found for the restaurant on the 17th floor.

Halter will be responsible for the realization of the project as a general contractor. Construction is scheduled to start at the beginning of November; the first residents are expected to move into the high-rise buildings and the RhyGarten in the first quarter of 2024. Completion of the development is scheduled for the second quarter of 2024. (ah)
