Feldmühle site in Rorschach to be put to new use
The Feldmühle site in Rorschach (SG) is to be put to new use. The Steiner Investment Foundation wants to build housing for 760 people and 9,000 sqm of commercial space.

The 27,500 sqm Feldmühle site is located south of the city center of Rorschach and directly adjacent to the Rorschach Stadt train station. To the south of the site runs Pestalozzistrasse, a central west-east axis of the city. From this street, the site slopes northward toward Lake Constance.
Scapa AG gave up the site at the end of 2016, since when it has stood empty. With the transfer to the Steiner Investment Foundation, it is to be put to a new use. According to the planning report, a "lively mix of different uses" is to be created. Retail and office uses are to be arranged along Feldmühlestrasse. On the first floor of the buildings, stores and restaurants are conceivable. Apartments are to be built in the quieter inner part of the development. A total of 162 rental apartments and 142 condominiums (1.5 to 5.5 rooms) are planned. Commercial areas are to account for 9,000 sqm, which is 20% of the total superstructure. Plans also include an underground parking garage, a car-sharing provider and e-parking spaces.
The former Feldmühle administration building is to be preserved and used again as an office building in the future. The elongated building along Feldmühlestrasse will be converted into rental apartments. The industrial chimney, as a landmark of the site, is also to remain as far as possible and possibly be used as a ventilation shaft for the underground car park. A public square near the train station, a path and a meeting place with a pergola on the Feldmühle site are planned. The Feldmühlebach will have to be rerouted for the development in order to keep a corridor open for a possible underpass in the area between the train station and House F. The small Feldmühlebach is to be used as a public space. The small Feldmühlebach is to be renaturalized.
The consultation process will run until November 20, 2020, and the next step will be to publish the plans. The development could be completed by 2025 at the earliest. (ah)
