Senior residence buys in Hergiswil
Senioresidenz AG buys a property in Hergiswil (NW), which is mainly used for student apartments. The total investment costs are CHF 21 million.

According to a statement by Senioresidenz AG, the property comprises a usable area of around 2,300 sqm. Around three quarters of the space is used for student apartments - the "Universe9" residence hall currently has 94 places. 20% of the property is office space leased long-term to Lucerne University of Applied Sciences and Arts, and the remaining 6% is for ancillary uses.
The gross yield of the property is over 4.25%, according to senior residence. The notarisation has taken place and the transfer of ownership of the property is scheduled for 1 December 2020, it said.
The village of Hergiswil is located in the Lucerne agglomeration and is considered an attractive residential community with a low tax rate. Due to its proximity to the "Campus Tech" of the Lucerne University of Applied Sciences and Arts, the property is very attractive for students, according to Senioresidenz. (ah)
