Zurich: City council allows redensification on the Hürlimann site

In order to be able to use the previously unexploited reserves of usable space on the Hürlimann site in Zurich-Enge, the city council has approved the partially revised private design plan "Hürlimann site" and referred it to the municipal council.

Over the past 20 years, the Hürlimann site has developed from a brewery into a diversely used urban location. With the partial revision of the private design plan "Hürlimann-Areal", which has now been passed by the city council, a selective redensification is made possible.

The project envisages the addition of more storeys to three buildings within construction area A, thus making it possible to realize the existing reserve in the legally binding design plan. The addition of new floors takes into account the listed ensemble of historic brewery buildings.

The partial revision of the private design plan was preceded in 2016/2017 by a feasibility study by the landowner PSP Swiss Property Ltd. The reason for this is the usable space reserve of around 4,200 sqm or 5% of the possible utilization according to the legally binding design plan that remained after the transformation of the site from 2001. This usable space reserve can no longer be realized within the framework of the defined building areas and building heights.

The feasibility study therefore explored the possibilities for redensification and analyzed the open space situation. The study showed that three buildings in subarea A and one building in subarea B would be suitable for single-story additions. With the partial revision, redensification is now made possible by adding storeys in subarea A. (bw)
