Aubonne: Procimmo buys outlet center
Procimmo Real Estate SICAV acquires the properties of the "Outlet Aubonne" in the municipalities of Aubonne and Allaman (VD) for a purchase price of CHF 100 million
The Aubonne outlet consists of two building complexes with a leasable area of around 15,000 sqm. The larger property, the main building, became the property of Procimmo Real Estate SICAV on 1 November 2021, with the second property expected to follow before the end of November. The properties are located in the "Littoral Parc" in the municipalities of Aubonne and Allaman in the middle of a retail and commercial zone, respectively, which is directly adjacent to the A1 motorway. An Ikea furniture store is located in the immediate vicinity. The outlet's tenants are well-known brand-name companies from the sports and consumer goods sectors.
According to Procimmo, the Aubonne outlet is one of the busiest outlet locations in Switzerland. It is a "well-established property with a solid track record" that has proved "extremely resilient" even during the pandemic.
Procimmo Real Estate SICAV has purchased the properties from Ingka Centres for approximately CHF 100 million. According to Procimmo, the annual rental and other income from the acquisition will amount to around CHF 7 million. The purchase of the properties will increase the SICAV's gross assets to over CHF 1.2 billion. The funds for the purchase of the properties will come from the capital increase in October. (ah)
