Swisscanto Responsible Swiss Commercial: Two acquisitions for the fund
The Swisscanto (CH) Real Estate Fund Responsible Swiss Commercial has acquired two commercial properties in Kreuzlingen and Suhr.
In the wake of the recently implemented capital increase the Swisscanto (CH) Real Estate Fund Responsible Swiss Commercial has purchased two properties in the municipalities of Kreuzlingen (TG) and Suhr (AG) with a total market value of CHF 61 million. This corresponds to a gross yield on the purchase price of around 4.5%, Swisscanto reports. This means that the entire scope for investments created with the capital increase has been placed promptly.
The property in Kreuzlingen is the Seepark local shopping centre. The shopping centre was opened in 1976 and was extensively revitalised this year and realigned in terms of the tenant mix. The anchor tenant, a well-known food retailer, has signed a long-term lease; other tenants are from the fitness and food sectors. According to Swisscanto, the local shopping centre is almost fully let, has a WAULT of over eleven years and is in mint condition. Taking possession has been agreed as of 1 January 2022.
According to Swisscanto, the property at Bernstrasse Ost 24 in Suhr is located in a main shopping and logistics cluster near Aarau with very good motorway access. The building dates from 2000 and is in good condition. It is home to a branch of a furniture retailer. The space is multi-tenant and leased on a long-term basis. The property has a WAULT of over twelve years. The property was taken into possession on 1 November. (ah)
