SBL plans 100 new apartments in Lucerne

SBL Wohnbaugenossenschaft Luzern wants to build a complex of three apartment buildings on Hochhüsliweid on the edge of the Würzenbach district. Cost: around CHF 50 million.

SBL Wohnbaugenossenschaft Luzern is already the owner of four apartment buildings with 48 apartments above Hochhüsliweidstrasse, and now further living space is to be built on an adjacent 10,700 square meter site. The cooperative is receiving the land from the city of Lucerne in building rights.

Three apartment buildings with 96 apartments are planned, more than half of which will be family apartments or apartments for multi-person households with 4.5 or more rooms. According to SBL, this allows for a bonus of 15% in utilization, which is why the construction costs can be spread over more rentable space. "This allows us to offer more favorable rents than in the rest of the housing market, despite the additional expense of ecological construction and the creation of common areas," says SBL President Jörg Sprecher.

The design plan drawn up by Guignard & Saner Architekten, which is currently open to the public, envisages three new buildings in timber construction. The buildings are staggered and form an ensemble with the existing houses. Due to the staggering of the structures, all apartments are oriented on at least three sides.

One cluster apartment is planned in each of the buildings, as well as a joker room that residents can book for visits and coworking spaces. There will be commercial space on the first floors, and a kindergarten is also planned. The development is expected to achieve SNBS certification with "Gold" status.

As soon as the design plan is legally binding, SBL intends to draw up the specific construction project and submit it to the city for a building permit. The groundbreaking ceremony is scheduled for 2024 and occupation from 2026. According to the cooperative, it is investing 50 million CHF in the project. (ah)
