Halter acquires Futura Towers in Lupfig

Halter AG has purchased the Futura Towers office and commercial buildings in Lupfig, Aargau, and intends to develop them into a multifunctional center.

The previous owner of the Futura Towers on Industriestrasse in Lupfig (AG) was Wisca Immo SA. The buildings date from the early 1990s and comprise just under 25,000 sqm of commercial, production and storage space. The main tenant on the first floor is Suhner Transmission AG, with several other companies leased into the building. However, a larger part of the space has been vacant for some time, Halter AG says. The property comprises eleven upper floors and three basement floors with 287 parking spaces, and there are also 30 outdoor parking spaces. The location is a five-minute walk from Lupfig train station and is connected to the A1/3 freeway via two freeway junctions.

Over the next few years, Halter intends to develop the two high-rise buildings into a multifunctional center for teaching, research, manufacturing, leisure facilities and gastronomy. The property is to be repositioned under the "Futurama" brand. "The repositioning is intended to exploit the development and synergy potential of the site in the direct vicinity of Green.ch's Zurich-West Datacenter Campus in a commercially attractive location embedded in the cluster of Aargau as a high-tech location," says the real estate developer.

The transfer of ownership took place on February 1, 2022. Halter now wants to ensure the continuation of the current operations and at the same time start planning for the repositioning. Wisca, a real estate company focusing on medium-sized commercial and residential buildings, intends to invest the free capital funds in new projects.
