Allreal plans major development in Baar

Allreal wants to build a mixed-use development with apartments and offices in Baar. The winner of the study contract for the project has now been selected.

Allreal is the owner of an 18,000 sqm site on Baarermatte in Baar (ZG). There, the real estate company plans to build a superstructure with a total of 19,800 sqm of usable space. Of this, 60% are designed as rental apartments (110 units) and 40% as office space (7,400 sqm).

The study contract for the project was won by the project of Roman Hutter Architektur in collaboration with Lauber Essential Timber Engineering. It comprises four residential buildings and an office building in pure timber construction. A "mobility tower" in the form of a high-bay warehouse is planned for the parking area.

The site is home to a three-story office building from the 1980s with 9,000 sqm of office and restaurant space and 1,500 sqm of storage and archive space, which is part of Allreal's portfolio of investment properties. As the property no longer meets current standards, it will be demolished as part of the new construction project.

The new building is to be particularly sustainable

The Baarermatte project is not only intended to be of high architectural and exterior quality, but also an example of low greenhouse gas construction, Allreal announces. The aim is that the construction and operation of the new buildings should not produce more than six kilograms of CO2 equivalent per square meter of energy reference area per year. To achieve this, the real estate company is relying as far as possible on timber construction, minimized use of concrete, efficient building services systems and photovoltaic systems.

The winning project will now be further elaborated, and a simple development plan will be developed in parallel. The building application is expected to be submitted in mid-2024, and construction could then begin in the fall. The development should be completed by the end of 2027. Allreal estimates the investment volume at more than CHF 160 million. (ah)
