Zug gets a new neighborhood on the lake

The city of Zug wants to reuse the site of the former cantonal hospital - centrally located and in the immediate vicinity of the lake - and transform it into an urban quarter. There is already a legally binding development plan for the area; a two-stage ideas and investor competition was held to find a utilization concept, the winner of which has now been determined. The most convincing concept was "Süd-See Zug" (South Lake Zug), which proposes a green urban quarter on the lake and aims to combine urban life and local recreation in one place. The investor is CSA RES Commercial, an investment group of Credit Suisse Investment Foundation. HRS Real Estate is responsible for the utilization concept.

The "Süd-See Zug" concept envisages a combination of residential, leisure, hotel and commercial uses. A spa, a boutique hotel, curatable open spaces for art, culture and culinary arts, and a "Süd-See Hub" are planned. This Süd-See Hub is the central element of the concept: it includes spaces for events, wellness, gastronomy, course rooms, small businesses and studios, among others. In this way, weather-protected, year-round usable recreational qualities are to be created. A public roof garden with direct access from the spa is also planned. The inner gastronomy area is to have a rooftop bar.

According to the development plan, 50% of each of the residential areas will be offered at market conditions and for affordable housing. The south wing of the former cantonal hospital, which is a listed building, will house the boutique hotel with 56 rooms.

After conclusion of the building lease contract and the development agreement between the canton and the investor, an architectural competition and study contract are to be carried out. The construction project will be carried out from 2027 at the earliest. (ah)
