Implenia sells high-rise project in Baar and presses ahead with district planning
Implenia has submitted the development plan for the first stage of the Unterfeld Süd quarter in Baar and sold a high-rise residential building to a company owned by Urs Wietlisbach.
In the Unterfeld area in the south of the city of Baar, a new quarter with residential and commercial uses is being created. In 2020, 65% of the Baar electorate approved the partial revision of the building and zoning regulations, and now the realization of the building sites developed by Implenia will take place in two stages.
The project competition for the second stage was recently completed. The neighborhood design plan envisages a 50-meter-high residential building and a courtyard perimeter development for residential and commercial uses on the building plots concerned. Around 90 affordable apartments will be allocated by Implenia to Baar cooperatives. The winning project will not be announced until after the summer vacations.
Wietlisbacher's Property One now on board for 60-meter residential high-rise
The project competition for the first stage was already decided in June 2021. Implenia has submitted the corresponding development plan to the municipality of Baar. The first stage comprises a 60-meter-high residential tower (site 4) and a commercial building (site 3) at the Lindenpark S-Bahn station. Until now, the first stage was owned by Implenia and Ina Invest. Now Implenia has sold part of the first stage, construction site 4, to a company owned by Urs Wietlisbach, one of the three founders of Partners Group. Zug-based Property One Investors AG managed the purchase on behalf of Urs Wietlisbach, from appraisal to completion, and will act as owner's representative for the project. In the high-rise building in question, commercial uses are planned on the first floor and second floor, and apartments on the upper floors. The marketing will be carried out by Property One together with Implenia.
The third and final stage of the Unterfeld Süd quarter is being developed by the Stocker community of heirs; the timetable has not yet been determined.
400 apartments and up to 2,000 jobs
In total, around 400 apartments and commercial space for around 1,000 to 2,000 jobs are being built in Unterfeld Süd in three construction phases. Around a quarter of the apartments will be affordable housing, with the remainder being rental and owner-occupied apartments. (aw)
