The HIG Immobilien Anlage Stiftung acquired the historic properties at Kramgasse 72/Rathausgasse 61, which are in need of renovation, in 2015. According to HIG, the Stadtpalais dates from around 1740 and is one of the largest properties in Bern's lower old town. At the end of the 1920s, the building was converted into the "Lichtspiel- und Varietétheater Kapitol" and later used as a city cinema.

The remains of the original city palace from the time before the cinema was built were to be preserved, HIG stated as the goal of the renovation and conversion. An inner courtyard has now been created between the house on Kramgasse and the three houses on Rathausgasse. The surrounding galleries are designed with a basket arch motif derived from the baroque palace. The 26 apartments (1.5 to 4.5 rooms) on the three upper floors are accessed via this courtyard space.

The ground floor and basement of Maison Capitol are home to three stores, including the "Capitol Restaurant & Bar" restaurant, which occupies the entire first floor on Rathausgasse. A health food store has moved into the first floor at Kramgasse 72, and the clothing boutique "Little Denmark" is located in the vaulted cellar. (ah)
